The longer answer

2026 Kansas City market ranges (what we actually quote):

  1. Single buried downspout extension: $300–$700 — Schedule 40 PVC or corrugated pipe, 15–25 ft from the house to a daylight or pop-up outlet.
  2. Whole-house downspout system (5–7 downspouts): $1,500–$3,500 — every downspout buried to an engineered outlet.
  3. Yard French drain (40–80 ft): $1,500–$3,800 — perforated HDPE pipe, filter fabric, washed rock, daylight outlet.
  4. Foundation-perimeter French drain: $4,000–$10,000+ — around the foundation, tied to discharge, grade restored.
  5. Dry well: $800–$2,200 — when there's no downhill outlet to daylight.

What moves the price in KC specifically: our clay is slow-digging and heavy, rock pockets are common south of the river, tight gate access can force hand-digging, and the outlet matters — a clean daylight exit is cheaper than a dry well. Restoration (seed vs sod) is the most commonly forgotten line on competitor quotes; make sure it's in writing.

Beware of quotes that seem too cheap. A French drain without filter fabric, washed rock, and a real outlet is a buried clog that fails in 2–3 years. Ask any bidder: What pipe? What fabric? Where does the water GO?
