The standard realtor flow

- We inspect within 24-48 hours and email you a written scope + cost.
- Decision: seller repairs / seller credits / buyer takes responsibility.
- If seller repairs: we schedule within 7 days, complete in one day, email date-stamped photos by 5pm.
- Closing: we provide a paid invoice + completion letter for the closing file.
