How the HOA process actually works with us

Total timeline from first call to install day is usually 4–7 weeks in HOA communities (vs 1–2 weeks without HOA).

On-site quote walk (week 1)

We walk the property, measure, hold color samples against your trim and roof. We ask about your HOA before quoting so we know what spec we're matching.

Written quote + HOA submission packet (week 1–2)

You get a line-itemed quote and a separate "HOA Submission Packet" PDF: color reference, material datasheet, hanger spec, our license, insurance certs, expected install timeline.

You submit to your ARC (week 2)

You forward the packet to your HOA management company or ARC chair. Some HOAs let you submit by email, some require a portal upload. Either way, the packet is ready to go.

ARC review (week 2–6)

Most KC ARCs meet monthly. They approve, ask for revisions, or deny. Like-for-like replacements often get fast-tracked. We can attend a meeting in person if needed.

Install scheduled (week 5–7)

Once you forward the approval letter, we schedule install within 1–2 weeks. Most installs done in a single day.

Post-install photos for HOA file

After install, we take photos from the street and email them to you to forward to the ARC for the community file. Closes the loop officially.

Depends on the HOA. Some treat gutter guards as "invisible from the street" and don't require approval. Others require approval for anything attached to the gutter. LeafBlaster Pro is installed under the shingle and barely visible — usually low-friction approval. We can include the guard datasheet in your initial submission to avoid a second round of review.
What happens if I install gutters without HOA approval?
You can be fined, ordered to remove the gutters at your own expense, or in extreme cases face liens on the property. The fix is always to get approval first. We've helped homeowners retroactively submit for already-installed gutters — usually accepted if the color and profile are within community standards, but it's a lot more painful than going through the process up front.
Does the HOA charge a review fee?
Some do, some don't. Common review fees in KC range from $0 to $250. The fee is paid by you (the homeowner) to your HOA, not to us. We don't add HOA-related charges to our quote — the submission packet is free.
What if my HOA denies the submission?
Most denials are for fixable reasons — wrong color match, missing documentation, or unauthorized variance from existing community standards. We work with you to revise and resubmit. We've never had a properly-submitted seamless gutter install denied in 35 years of crew experience — HOAs almost always approve aluminum gutters in approved colors.
Can you handle the approval submission for me?
We can't submit on your behalf (most HOAs require the homeowner of record to submit). But we email you the complete packet ready to forward to your management company or ARC. Some HOAs accept submissions via email; others have a portal — we'll help you format for either.
Do you work in non-HOA neighborhoods too?
Of course. About 60% of our installs are in non-HOA areas. The HOA process is only relevant if your community has one. If you're not sure whether you're in an HOA, look for an "HOA dues" line item on your closing docs or check the property record at your county assessor.
