Gutters for New Construction Homes in Kansas City

Most new construction homes in KC's growth suburbs — Stilwell, Olathe, Lee's Summit, Liberty, Belton — come with builder-grade gutters that meet the code minimum but rarely the home's actual needs. If you're buying new or in your first 1-3 years of ownership, here's what to know about your gutters.

What builder-grade gutters typically are
- 5" K-style aluminum. Almost always the cheapest option that meets code.
- Thin gauge (.025"). Premium installs use .032". Thinner aluminum dents easier and bends out of pitch over time.
- Spike-and-ferrule hangers (sometimes). Should be hidden hangers. Spikes loosen in KC's freeze-thaw cycles.
- Standard white or brown. Custom colors cost extra and builders skip them.
- Bare-minimum downspout count. Often 1 per 40-50 ft instead of 1 per 30 ft.
- Downspouts dump at the foundation. No extensions. This is the single biggest cause of basement water in new KC homes.
What we recommend for new construction owners
- Underground downspout extensions ASAP. $300-$700 per downspout to bury and emit 8-15 ft from the foundation. Prevents basement water before it starts.
- Upgrade to 6" if you have a large roof. For homes over 2,200 sq ft, 6" handles KC summer storms better and prevents overflow.
- Add LeafBlaster Pro guards in years 2-5. Before the canopy matures, you might not need guards. Once your trees grow, install them before debris becomes a problem.
- Increase downspout count. If you have 1 downspout per 40+ ft, add another at the midpoint of long runs.
- Re-inspect for builder defects within warranty. Most builder warranties cover gutters for 1 year — have us check before yours expires.
