Gutters for Mid-Century Ranches in Prairie Village & Waldo
1950s-1960s minimalist ranches and split-levels. The 1950s-1960s ranch is the defining KC home style south of the Plaza and across most of inner-ring Johnson County. Designed for the post-WWII generation, these homes are typically single-story, long and low, with simple gable or hip roofs and wide eave overhangs. Their gutters look simple but have a few quirks.
Common KC neighborhoods: Prairie Village, Waldo, Mission, Mission Hills, Roeland Park, Fairway, parts of Overland Park
Mid-century ranch gutter quirks
- Wide eave overhangs (18-36"). Reduces water hitting siding but means downspouts have a longer run from gutter to ground.
- Low-pitched gable roofs. 3/12 to 5/12 pitch. Water moves slowly; gutters need proper slope (1" per 10 ft min).
- Original 1950s steel gutters. If you're the first homeowner replacing original gutters, the steel is likely rusted through. Aluminum upgrade is straightforward.
- Often hip roofs. Many mid-century ranches are hip-roofed (eaves on all 4 sides) rather than gable-end (eaves on 2 sides). Linear footage roughly doubles.
What size gutter for a mid-century ranch?
5" K-style is correct for almost every mid-century ranch in KC. Their roof areas (typically 1,500-2,200 sq ft) fall well within 5" capacity for KC rainfall.
Upgrade to 6" only if:
- Roof area exceeds 2,200 sq ft
- Steep pitch (uncommon for ranches but possible)
- Multiple valleys feeding into one section
- You have a history of gutter overflow during heavy KC summer storms
Typical mid-century ranch pricing in KC
A typical KC mid-century ranch (1,500-2,000 sq ft roof, 100-160 linear feet of gutter) runs:
- 5" K-style aluminum, gable roof: $1,000-$1,800
- 5" K-style aluminum, hip roof: $1,400-$2,400
- 6" K-style aluminum, hip roof: $1,800-$2,800
Add LeafBlaster Pro guards for mature canopy (most Waldo and Prairie Village ranches are surrounded by maples and oaks): $1,000-$1,800 on top.
