The longer answer

2026 Kansas City market ranges (what we actually quote):

  1. Spot repair (one or two bad sections): $150–$400 per section — the rotted length cut out and rebuilt, primed and painted to match.
  2. Full fascia replacement: $12–$22 per linear foot installed — old board removed, new primed-and-painted board installed, gutters taken down and re-hung at proper pitch.
  3. Material choice: pressure-treated wood is standard; cellular PVC sits at the top of the range and earns it in chronically wet spots.
  4. Soffit alongside it: quoted per job — soffit and fascia usually fail together, and one crew fixes both in one visit.

What moves the price in KC: ladder height and access, how far the rot has traveled into soffit or rafter tails, paint matching, and whether the gutters need re-hanging or full replacement while they're down.

Beware the suspiciously cheap bid. It's usually aluminum wrap capped over the rot — the board keeps rotting behind the metal. Ask any bidder: are you removing the board, or covering it?
