Permits and HOA Approval: What You Need Before Install

Most Kansas City municipalities do NOT require a permit for like-for-like residential gutter replacement on an owner-occupied home. HOA approval IS often required, especially in luxury neighborhoods. Premier Gutters KC handles HOA submission paperwork at no charge.

Permits — usually not required

For like-for-like residential gutter replacement, no permit is typically required in KCMO, Overland Park, Olathe, Lee's Summit, Independence, or most KC municipalities. Permits ARE required when:

  • Replacing fascia framing more than 8-12 lin ft
  • Tying new underground discharge into storm sewer
  • New construction or major addition
  • Commercial property

HOA approval — often required

If you're in an HOA-controlled subdivision, gutter color and style usually need approval before install. Process:

  1. We provide a written spec with color name + brand
  2. You submit to your Architectural Review Committee
  3. Wait for written approval (7-21 days)
  4. We schedule install
