# Gutters for 1920s Bungalows in Kansas City

Brookside, Hyde Park, Westport, Volker, Waldo — KC's bungalow belt. Kansas City's 1920s bungalow neighborhoods — Brookside, Hyde Park, Westport, Volker, Waldo — were built during the city's first major streetcar-suburb boom. These homes have a distinct architecture that creates unique gutter considerations: low-pitched gable roofs, deep eave overhangs, integrated box gutters (often), exposed rafter tails, and original copper or galvanized steel that has long since failed.

**Common KC neighborhoods:** Brookside, Hyde Park, Westport, Volker, Waldo, Pendleton Heights, Roanoke, Coleman Highlands

## What makes 1920s bungalow gutters different

Three architectural features set KC bungalows apart for gutter work:

- **Deep eave overhangs (24-36 inches).** Most modern installers haven't seen these. Hanger spacing and downspout placement need adjustment.
- **Exposed rafter tails.** Some homes have decorative rafter tails extending beyond the fascia. Gutters need to be set behind or carefully integrated.
- **Original integrated box gutters.** Many KC bungalows had built-in box gutters along the eaves — some still in place but failing. We either restore (rare) or transition to hanging K-style or half-round.

## K-style vs half-round for bungalows

**K-style aluminum (modern)**: Most affordable, widely available, comes in 30+ colors. Visually a slight anachronism on a 1920s home but acceptable to most homeowners. ~$8.50-$10/ft in 5" or $10-$14/ft in 6".

**Half-round aluminum**: Period-appropriate. Looks like the original galvanized half-rounds these homes were built with. ~$11-$15/ft for half-round aluminum (we don't carry, but coordinate sourcing).

**Half-round copper**: Most historically accurate. Develops natural patina over 5-10 years. ~$22-$32/ft — significant investment but a 75+ year material.

Our recommendation: If you're keeping the home long-term and care about historic character, half-round copper. Otherwise, K-style aluminum in a color that complements your trim is fine.

## Typical 1920s bungalow gutter pricing in KC

A typical KC 1920s bungalow (1,200-1,800 sq ft roof, gable end, 100-140 linear feet of gutter) runs:

- **5" K-style aluminum (standard):** $1,000-$1,800
- **6" K-style aluminum:** $1,300-$2,200
- **5" half-round aluminum:** $1,400-$2,400
- **5" half-round copper:** $2,500-$4,500

Add LeafBlaster Pro guards ($10-$13/ft) for the mature canopy these neighborhoods always have. Add tear-off and disposal of old gutters ($2-$3/ft) if replacing.

## Common issues we find on KC 1920s bungalows

- **Rotted fascia behind the gutter.** 1920s homes often have original wood fascia that has rotted from decades of failed gutters. Budget $200-$1,500 for fascia repair.
- **Original box gutters still partially in place.** We need to remove or fill, then install new hanging gutters.
- **Inadequate downspouts.** Many original bungalows had 1 or 2 small downspouts — we typically install 3-4 properly sized.
- **Lead solder on original copper.** Don't try to re-solder yourself; modern lead-free solder is what we use.
