## Short answer

In most KC homes, a wet basement after rain is a surface water problem, not a foundation problem: downspouts dumping roof water at the foundation, soil graded toward the house, or clay soil holding water against the walls. Fixing the drainage — burying downspouts, regrading, or a French drain — solves the majority of cases for $300 to $3,500, versus $10,000+ for foundation work.

Kansas City sits on expansive clay soil. Clay absorbs water slowly and holds it against your foundation. When it rains hard, the water your roof sheds — 1,000+ gallons per inch of rain on a typical KC roof — has to go somewhere. If your downspouts drop it right at the foundation, it soaks into the clay beside your basement walls and finds its way in through cracks, cove joints, and window wells.
The usual culprits, in order of frequency:

Downspouts discharging at the foundation. The #1 cause we see. Splash blocks move water 2 feet; KC clay needs it moved 10&ndash;25 feet. Burying downspout extensions to a daylight or pop-up outlet runs $300&ndash;$700 per downspout.
Grading that slopes toward the house. Soil should fall at least 6 inches over the first 10 feet away from the foundation. Settled backfill around KC foundations often slopes backward.
Clogged or undersized gutters. Overflowing gutters dump sheets of water at the foundation line &mdash; the same problem as bad downspouts, just messier.
